Case Study: Private Residence - 520 East 86th Street Manhattan USA
Project Synopsis: Manhattan apartments transformed with high performance steel windows that replicate the originals
520 East 86th Street is a red brick façade, limestone base building, erected in 1927 and located in the Yorkville section of Manhattan within walking distance of the Carl Schurz Park. The building was converted to cooperatives in 1950, and now comprises 46 apartments.
Shareholders decided it was time to replace the old windows as they were in very poor condition and were no longer fit for purpose. When considering replacements it was a requirement that the new windows were detailed so that the existing windows could be replaced without disturbing the building’s appearance.
Skyline Windows Inc. were chosen as the Main Contractor and they were able to provide a complete window replacement solution. The shareholders, together with Skyline, chose the Clement EB24 window system to replicate the existing windows. The key factors were Clement’s product quality and ability to replicate the look of the original historic windows, whilst incorporating the latest window technology. As an alternative to a more typical Georgian bar design, Clement suggested a bespoke detail exclusively for this project which replicated the exact detailing found on the original windows by using a metal overlay cut from one sheet of aluminium.
Skyline met the clients’ installation requirements by leaving the existing wood framing and mullions in place and by encapsulating them in custom extruded mullion and jamb cladding that match the original frame work.
The window arrangement incorporates concealed multi point locking, as this offered the extra security the Shareholders were looking for. Clement’s technical drawings, including alternative colour and glazing options, meant that each of the residents could receive their preferred detailing, and this produced a number of different variations of specification for the apartments.

Clement EB24 bespoke windows are manufactured from hot rolled steel window sections in compliance with BS 6510 which are produced entirely from recycled steel source material. Hot dip zinc galvanised to EN ISO BS:1461 and with a polyester powder coat paint finish to BS:6497 or BS EN 13438.
