Case Study: Private Residence - Eldorado Building - Manhattan, USA
Project Synopsis: High profile Central Park apartment block beautifully restored with new slimline steel windows
The Eldorado building has been described as one of the finest Art Deco structures in New York City, and rightly so!
Constructed in 1929–1931 to the design of Margon & Holder, this magnificent luxury housing apartment building fills the complete block front extending between West 90th and West 91st Streets and overlooks the Jacqueline Kennedy Onassis Reservoir in Central Park. Apartment owners include Alec Baldwin, Fay Dunaway, Moby and Michael J Fox.
The Eldorado Resident’s Committee contacted Clement’s New York representatives, Skyline Windows, as there was a requirement to replace the original 1930s windows in a large number of apartments. Skyline Windows received a strict brief from ‘Landmark’ (the USA’s equivalent of Heritage England) to ensure that the building’s authentic appearance was retained. Bespoke windows by Clement were specified, as Clement are a steel window manufacturer who could offer replacement windows which would match the existing fenestration, whilst also offering improved thermal performance and enhanced security.
A bespoke arrangement using Clement’s EB24 multi point locking steel window system was chosen by Skyline, which sensitively replicates the original windows. The windows were polyester powder coated with RAL 7022 grey/bronze matt paint inside and out. Unusually, due to the sensitive nature of this project and the preferences of the Resident’s Committee, single glazing was specified. Satin bronze FF02 multi point locking handles were fitted, which offer a similar appearance to the original fittings.
Of course a project of such magnitude will always bring challenges. The main one on this job was that every apartment is owned by a different resident, so no two apartments had exactly the same detailed window requirements. By working closely with Skyline Windows, Clement were able to use their experience to provide a bespoke service which helped Skyline to deliver this high profile contract successfully.
